Approved | Pre-1946 Dwelling Renovation – Brisbane
JREY, trading as Urban Planners Queensland, secured council approval for alterations and additions to an existing pre-1946 dwelling house in Brisbane, delivering a contemporary living outcome while retaining the home’s traditional character.
Project Overview
The proposal focused on transforming the dwelling for modern use through the removal of the undercroft and the creation of a new habitable ground level. The design prioritised functionality and internal connectivity, while ensuring the character and scale of the original dwelling were preserved.
Key Planning Outcomes
The approved works include the enclosure of the existing undercroft to form new living spaces, the introduction of internal stairs to provide seamless circulation between levels, and a carefully considered layout that enhances usability without altering the dwelling’s external height.
A key advantage of the project was that the dwelling was already highset, allowing the ground floor to be converted into habitable space without requiring the building to be raised. This approach delivered additional amenity while maintaining compliance with character controls.
Planning Compliance
The development was assessed under Brisbane City Plan 2014, including compliance with the Character Zone Code, Traditional Building Character (Design) Overlay Code, and the Ashgrove–Grange District Neighbourhood Plan.
