JREY, trading as Urban Planners Queensland, secured development approval from Sunshine Coast Regional Council for a dual occupancy development located within a High Density Residential Zone.

The Planning Challenge

The proposal sought approval for a dual occupancy within a zone intended for higher-density development. While the use was consistent with the Council’s long-term strategic intent for increased density, the scale of development triggered impact assessment, requiring a robust planning justification to demonstrate its appropriateness within the zone.

The Strategic Planning Response

Recognising Council’s vision for future intensification of the site, JREY adopted a strategic, forward-looking planning approach. The proposal was framed as an interim use, responding to immediate market demand while preserving the site’s ability to transition to higher-density development through future consolidation with adjoining properties.

By aligning the proposal with Council’s strategic intent, while addressing the practical realities of staged development, approval was achieved without compromising future development potential.
