JREY, trading as Urban Planners Queensland, managed the town planning process for residential renovations to a character dwelling in Graceville, Brisbane.
The project involved the preparation and lodgement of a development application with Brisbane City Council for proposed alterations to the existing dwelling. Throughout the assessment process, JREY coordinated responses to Council’s information requests and facilitated amendments to the design to ensure compliance with character housing requirements.
Key planning matters addressed as part of the approval included the retention of an existing side lobby window, incorporation of appropriate sill detailing and alternative cladding treatments, refinements to garage setbacks and façade materials, and plan amendments requested during assessment. Council also supported the removal of a street tree within the driveway crossover area, an outcome that can be difficult to achieve in character precincts.
Despite broader assessment delays, the application was progressed efficiently through proactive management and clear communication, resulting in the issue of a formal Development Approval. Following approval, guidance was provided on next steps, including building approval and associated permits.
This project demonstrates a responsive and outcome-focused planning approach, delivering a compliant renovation outcome within a traditional character context.
