Pre-War House Renovations | Bulimba, Brisbane

JREY, trading as Urban Planners Queensland, managed the planning and approval process for a project involving house renovations in Bulimba, Brisbane.

The scope of works required a detailed development application and careful navigation of Brisbane City Council’s character housing provisions. The application progressed through multiple stages of Council review, including a formal information request addressing matters such as traditional building character, setbacks, built form and architectural detailing.

UPQ worked closely with the project designer, Matt Bradley Designs, and Council officers to refine the proposal and respond to assessment feedback. This included revisions to façade materials, fencing, planter elements and balustrade treatments to ensure consistency with the Traditional Building Character Overlay and surrounding streetscape. A number of contemporary design elements were modified or removed to achieve an outcome supported by Council.

Following initial approval with conditions, further refinements to the pool area and internal living space heights required a minor change application, which was subsequently approved. The project demonstrates a flexible and strategic planning approach, adapting to evolving design outcomes while maintaining compliance with planning controls.
