Approved | Character Dwelling Alterations – Brisbane
JREY®, trading as Urban Planners Queensland, secured a Development Permit to Carry Out Building Work for dwelling house alterations within the Traditional Building Character Overlay in Brisbane.
The renovation of the pre-war dwelling was designed by Maytree Studio, with an architectural statement provided to Council as part of the development application. The proposal was carefully developed to improve residential amenity and functionality while respecting and retaining the original character of the home.
The approved works include the removal of low-quality post-war additions to the rear of the dwelling, internal reconfiguration of the kitchen and bathrooms, and the retention of the original front façade. Replacement windows are like-for-like, and the verandah balustrade has been redesigned using a simple vertical batten form that complements both the existing dwelling and the new works.
To enhance internal amenity, the dwelling is to be lifted by approximately 2700mm, allowing improved ventilation, natural light and usable lower-level living space. Minor exceedance of the height limit at the rear roof ridge was assessed through a performance-based approach, with Council satisfied there would be no adverse impacts on adjoining properties.
A new double carport has also been approved, designed as a lightweight timber structure that remains visually recessive within the streetscape. While the proposed carport location requires the removal of a small street tree, a replacement tree is to be planted within the front yard to maintain streetscape amenity.
The development was assessed under Brisbane City Plan 2014, including the Character Residential Zone Code, Dwelling House Code, Traditional Building Character (Design) Overlay Code, and the Coorparoo and Districts Neighbourhood Plan.
