Approved | Impact Assessable Subdivision – Brisbane

JREY (trading at the time as Urban Planners Queensland) secured development approval from Brisbane City Council for the subdivision of one allotment into two within a Character Residential Zone.

The approved development involved the reconfiguration of a 506m² site into two new lots, comprising:

  • Lot 90: 236m² with a 9.4 metre frontage

  • Lot 91: 269m² with a 10.717 metre frontage

Due to both allotments being below the minimum lot size of 450m² outlined in Table 5.6.1 (Reconfiguring a Lot – Character Residential Zone) of Brisbane City Plan 2014, the application was required to be impact assessable.

Approval was ultimately achieved through a detailed planning justification that demonstrated the subdivision’s consistency with the established urban context. The subject site is historically surrounded by allotments well below the contemporary minimum lot size, supporting a context-driven planning outcome that aligned with the prevailing character and development pattern of the area.

The application was assessed against the relevant provisions of Brisbane City Plan 2014, including the Character Residential Zone Code, Subdivision Code, infrastructure and servicing codes, and applicable overlay and neighbourhood plan provisions, including the Ithaca District Neighbourhood Plan.

This approval reflects a strategic and evidence-based planning approach to small-lot subdivision within a character precinct.
