Approved | Character Building Renovation – Brisbane

JREY (trading at the time as Urban Planners Queensland) secured development approval from Brisbane City Council for renovations and alterations to a former commercial building within the Traditional Building Character Overlay under Brisbane City Plan 2014.

The proposal involved works to an existing pre-1947 constructed building, originally believed to have operated as a local general store, as evidenced by its roof form and front setback. The building had been subject to post-war alterations and later converted to a dwelling house prior to the application.

The development was carefully redesigned to conserve the authentic external elements of the building where practical, while delivering a functional, high-quality residential outcome suited to contemporary living. The approach balanced heritage conservation with amenity, ensuring the building’s character contribution to the streetscape was retained.

The project was designed by Peter North Architect and assessed against the relevant provisions of Brisbane City Plan 2014, including the Dwelling House Character (Small Lot) Code, Traditional Building Character (Design) Overlay Code, Traditional Building Character (Demolition) Overlay Code, and the Wynnum–Manly Neighbourhood Plan.

This approval demonstrates a sensitive and considered planning outcome for adaptive reuse within a character precinct.
