Approved | Pre-War Dwelling Alterations – Brisbane
JREY, trading as Urban Planners Queensland, secured development approval from Brisbane City Council for renovation, partial demolition and additions to a pre-war dwelling located within the Traditional Building Character Overlay.
Designed by Greencoast Building Design, the proposal carefully balances the preservation of traditional character with contemporary functionality. The approved works include partial demolition and rear extensions, sensitively designed to remain consistent with the intent of the overlay while improving the amenity and usability of the dwelling.
The development was assessed against Brisbane City Plan 2014, achieving compliance with the acceptable outcomes of the Dwelling House Code and the majority of the Traditional Building Character provisions. A performance-based planning solution was adopted to address a minor modification to the roof form associated with the rear extension, supported by a detailed Code Compliance Assessment.
As part of the internal reconfiguration, the relocation of an existing window was approved to better support bedroom functionality and internal amenity. The revised window placement is located on the side of the dwelling, is not readily visible from the street, and does not detract from the traditional character or streetscape values.
This approval demonstrates a considered planning approach to character housing, delivering modern living outcomes while respecting Brisbane’s traditional built form.
