Approved | Small Lot Houses

JREY, trading as Urban Planners Queensland, has secured development approval for the Burn Street project in Camp Hill.

The approval includes a one-into-two lot subdivision and Material Change of Use for two new small lot dwelling houses, enabling a well-considered residential outcome within an established suburban setting.

The approved subdivision creates two lots of approximately 303m² each, consistent with the intent of Brisbane City Plan to support a diversity of housing types while encouraging urban consolidation and walkable neighbourhoods.

Brisbane City Council issued the following development permits:

  • Reconfiguration of a Lot (Development Permit) for the subdivision of one lot into two

  • Material Change of Use (Development Permit) for two small lot dwelling houses

The application was assessed under Brisbane City Plan 2014, including compliance with the Low Density Residential Zone Code, Dwelling House (Small Lot) Code, Subdivision Code, and relevant infrastructure, servicing and overlay provisions.

This approval reflects a strategic planning approach that balances increased residential yield with compliance, functionality and neighbourhood outcomes.
