JREY trading as Urban Planners Queensland has successfully secured development approval for a new dwelling at Glassey Street, Red Hill.

The approval includes a Material Change of Use (Development Permit) and a Development Permit for Building Work for a new dwelling house within the Traditional Building Character Overlay.

The design responds carefully to the surrounding streetscape, drawing cues from neighbouring pre-war dwellings. Key elements such as pitched roofing, a solid ground-floor base, a balcony without balustrading, and window proportions consistent with nearby character homes have been incorporated to ensure a respectful and cohesive outcome.

The application was assessed under Brisbane City Plan 2014, including compliance with the Low–Medium Density Residential (LMR2) Zone Code, Dwelling House Code, Traditional Building Character Design Overlay Code, and the Ithaca District Neighbourhood Plan.

This approval reflects a considered approach to infill development within a character precinct, balancing contemporary living with established neighbourhood identity.
